We hereby acknowledge your instruction to provide you with the Complete Service Package.
You have instructed us to search for accommodation for you and/or to act as an intermediary in the formation of a lease for the residential space of your choice.
We operate on a "no cure, no pay" basis, and when we find a suitable property for you, we charge a fee of one month gross rent plus 21% VAT.
Efficiency is crucial in this market and we aim to shorten the search process as much as possible, we work in 2 stages which include the following services:
Stage 1: Searching
- Providing general information about housing options, the local housing market, housing permits, rent allowances, tenancy protection, rents, and registration in the municipal personal records database.
- Identifying your housing requirements.
- Composing a personal profile about you.
- Searching for suitable residential space based on your housing requirements/search profile.
- Providing information on one or more potential properties.
Once we manage to pass you through the first round assessment, enabling you to participate in the viewing, application, and bidding process afterwards, you will be required to make an advance payment of €385, which can be deducted from the final brokerage fee once a lease is closed. After receiving the advance payment, we will commence our work in stage 2. The advance payment will be returned to you if the viewing or application process is canceled by the lessor before we conduct any activities in stage 2. However, the advance payment will not be returned if we have provided the services in stage 2 for one or more properties on your behalf. For internal properties under our management, no advance payment will be required.
Stage 2: Application
- Bridging you with the landlord or organising viewings with the landlord agency for you.
- Evaluating viewings with you.
- Handing in an official rental proposal recommending you as a candidate to potential lessors.
- Negotiating on your behalf with potential lessors about the contents of the lease.
- Reviewing the written tenancy agreement and ensuring the signing of the lease by both parties.
- Providing information on and an explanation of the lease.
If an agreement is reached on renting a property with the lessor and the tenancy agreement is signed by both parties, a brokerage fee will be charged for our services. This fee is equal to one month's gross rent in accordance with the lease to be concluded, plus 21% VAT, payable within 7 days after the invoice date and will be offset against the advance payment you have paid us.
If you are interested in a property at other estate agents or third parties, whose service will result in additional costs, you will need to fulfill these payment(s) to the third party directly. You are accountable for adhering to the regulations set by third parties. Any disruption to the operational procedures of third parties that leads to additional expenses will be your responsibility, and you will be liable for covering those costs.
When one or more steps in stages 1 and 2 are deemed unnecessary under certain circumstances, no rights can be derived from this that would justify a deduction in our service fee. In the performance of all our activities, we will exclusively look after your interests, and not those of the (potential) lessor. His interests will be dealt with by himself or another estate agent.
We base our search activities solely on the housing requirements that you register in our database. It is your own responsibility when inaccurate or incomplete information is provided. Any disruptions or damages to any party arising from inaccurate information or non-collaborative behavior from you will be your sole responsibility. In this case, we reserve the right to terminate the ongoing activities and close the assignment.
This service contract is valid for 6 calendar months, counting from the day of your signing, unless you find a property successfully before that. In that case, we will also close the agreement and end the search process.
